LOCATION 
 
Piccadilly House, 49 Piccadilly, Manchester M1 2AP is a modern, serviced office space which could not be better situated for clients who live or work in the city centre, or those who want to travel in to central Manchester using public transport. Anyone travelling by car would need to use one of the NCP sites located nearby.

If walking, or using a taxi from the station, and looking for a widely known landmark, Piccadilly House's main entrance is located immediately to the right of the Wetherspoons in Piccadilly Gardens. It is a 10 minute walk from the mainline train station (Manchester Piccadilly), and a two minute stroll from either Market Street or Piccadilly Gardens Metrolink stops. Piccadilly Gardens also hosts a bus terminus for those who wish to use this form of public transport. 

Piccadilly House is not wheelchair accessible and requires clients to walk up two short flights of steps to the ground floor where there is a lift to the 1st floor reception area, to which clients should report and sign the visitors' book. Dr Peden's office is on the 5th floor which is accessed via a lift. The room is air conditioned.

BY CAR 
 
Dr Andrew Peden is based in the main Empress Buildings, part of the Empress Business Centre at 380 Chester Road, Manchester M16 9EA.  
 
Please park in the Visitors’ Car Park to the left as you enter the Business Centre then walk across the staff car park in the main quadrangle heading for the Main Reception of the Empress Buildings.  
From the south via A56 through Altrincham and Sale 
 
Follow the A56 towards Manchester through Altrincham, Sale, and Stretford. After the traffic lights at Evans Halshaw Ford (near Manchester United Football Ground) you will soon approach White City Circle, a complex junction with DFS on your left hand side and Currys on your right. Get in the right hand lane and drive through the main part of the junction. Keeping to the right hand lane, take the first right at Lancaster Audi garage, signposted A5067 Old Trafford and Hulme. Local traffic also signed as Chester Road. Do not carry on along the dual carriageway (Bridgewater Way).  On Chester Road at the second set of traffic lights bear left. Soon, you will approach another set of traffic lights having passed a Texaco Garage on your right. At those lights you will see to your left the Empress Business Centre – turn left at the lights. 
To Park: Turn left at the traffic lights into Empress Street and then right into Hadfield Street, Turn right again into Albert Street. Turn left before the barrier for the Visitors’ Car Park and park in that area.  
From the south via the M56 
 
If you come into Manchester on the M56 follow the A5103 towards the city centre, passing the Royal Brewery on your right and Asada on your left until you reach the Ring Road (A57 – Mancunian Way). Turn left onto the Ring Road (signposted A57 Warrington) and keeping left avoiding the underpass watch for signs for the A56 Stretford. At the next roundabout take the 2nd exit onto the A56 (you will see a large church on your right which has been converted into flats). Proceed along the A56 passing National Tyres on your right.  Soon, bear left at the traffic lights in front of Williams Motor Cycle showroom  onto the A5014 Old Trafford (do not carry on along the dual carriageway Bridgewater Way). At the next traffic lights you will see the Empress Business Centre on your right. Turn right at the lights. 
 
To Park: Turn right at the traffic lights into Empress Street and then right into Hadfield Street, Turn right again into Albert Street. Turn left before the barrier for the Visitors’ Car Park and park in that area. 
From the west and north via the M62/M60/M602 
 
From the M62/M60 take the M602 into Manchester and Salford and follow signs for Manchester City Centre A57. You will pass Sainsbury’s on your left and the Grosvenor Casino on your right. Take the left lane (signposted A56 City Centre, Altrincham, Stretford) but not the left turn to the ring road. Go under the bridges, keeping to the left and avoiding the underpass. You then reach a major roundabout and proceed until the 4th exit following signs for A56 Old Trafford, Altrincham and Stretford (you will see a large church on your right which has been converted into flats). Proceed along the A56 passing National Tyres on your right.  Soon, bear left at the traffic lights in front of Williams Motor Cycle showroom onto the A5014 Old Trafford (do not carry on along the dual carriageway Bridgewater Way). At the next traffic lights you will see the Empress Business Centre on your right. Turn right at the lights.

From Manchester City Centre 
 
Taking either Deansgate or the Ring Road proceed to the complex roundabout junction of the A57/A56/Ring Road (near Castlefield). Take the exit for the A56 Old Trafford, Altrincham and Stretford (you will see a large church on your right which has been converted into flats). Proceed along the A56 passing National Tyres on your right. Soon, bear left at the traffic lights (in front of Williams Motor Cycle showroom onto the A5014 Old Trafford (do not carry on along the dual carriageway Bridgewater Way). At the next traffic lights you will see the Empress Business Centre on your right. Turn right at the lights. 
To Park: Turn right at the traffic lights into Empress Street and then right into Hadfield Street, Turn right again into Albert Street. Turn left before the barrier for the Visitors’ Car Park and park in that area. 
From Salford Quays 
 
Proceed along the A5063 (Trafford Road) past the Copthorne Hotel on the right and Exchange Quay on the left. After crossing the Manchester Ship Canal you approach White City Circle, a complex junction. Follow the signs for A56 Manchester & Chester through the first set of lights, then get into the lane for the A56 Manchester, Immediately after the lights take the right lane and then the first right at Lancaster Audi garage, signposted A5067 Old Trafford and Hulme. Local traffic also signed as Chester Road. Do not carry on along the dual carriageway (Bridgewater Way).  On Chester Road at the second set of traffic lights bear left. Soon, you will approach another set of traffic lights having passed a Texaco Garage on your right. BY PUBLIC TRANSPORT 
 
From hotels in Salford Quays, the City Centre, or if arriving by train at Piccadilly or Victoria Station. 
Either: 
Take a taxi to the Empress Buildings, Empress Business centre, 380 Chester Road, Manchester M16 9EA 
Or: 
Take the Metrolink (direction Altrincham) as far as Trafford Bar. Cross the road to the Tollgate Pub and then cross over to the same side as the Buckingham Bingo and the House of Fires. Turn right in front of these buildings. Cross the next major junction and walk along the left side of Chester Road (You will see a tower block on the opposite side of the road). Walk about ½ mile along Chester Road past various businesses including a Texaco Garage on your right. Cross the traffic lights at Empress Street. Empress Business Centre is on the corner. Enter by the pedestrian entrance and proceed to the Main Reception on your left.  
 
By Bus from the City Centre 
Various bus services from the city centre stop near the Empress Business Centre. Ask for the junction of Empress Street and Chester Road in Old Trafford.
